It sometimes can be challenging to find motivated sellers as an investor. There are many challenges facing investors including increased competition and sinking home prices.
With a high-rate of foreclosures and full-on recession in place, motivated sellers should not be hard to find. In the end, there simply is not. The question is, how do you find them?
I think you’ll find that one of the most powerful resources for finding motivated sellers is the internet. If you look around even a little you’ll find plenty of services offering motivate seller lead lists. I’m talking about an online presence that the owner controls and has exclusive access to. Summarily, a solution owned by you that generates leads of motivated sellers.
How should you put such a solution into action? Start it off with a superior website. It must go far in showing you as a serious business with sufficient capital and knowledge to solve the problems of motivated sellers. It should show that you’ve solved the problems of other motivated sellers recently. Convincing sales copy is a must if you want your visitors to want to work with you and contact you. It should contain avenues for them to submit their property details and contact information to you.
Starting with the professional website you can either design it yourself or pay someone else to do it. Or you could substitute a template that you’ve customized. Making something from scratch or buying a template from a store will require coding competence. Unless you have a brother-in-law in the business you must have to have capital to hire someone. Your time is valuable so you should determine what it’s worth. Do you want to make yourself worth $20 an hour in developing the solution yourself? Do you have time on your hands and not much money?
Be sure to include plenty of convincing testimonials. You’ve likely been using some sort of credibility kit so migrate that to your site. Actual photo-copied letters are excellent if you have them. Audio testimonials are an excellent option. Happy customers have proven, time and time again, to be the most persuasive part of sales.
Use convincing sales copy to prod your visitors to complete your online forms. It’s no secret that Dan Kennedy is a great person to emulate when writing your copy. He’s head and shoulders above the rest for writing copy. Get his book called, The Ultimate Sales Letter, and read it cover to cover. Construct each page of the site with compelling copy and a great call to action.
Last but not least be sure to liberally place lead generators. These are forms online that your visitors fill out. The fields on the forms will capture important property and contact information. Storing the data is vital and it will be necessary to do some minor programming to connect the form fields to the database.
The last trick is driving traffic to the site. Ads on Yahoo, Google and MSN can be an effective way to do this. You can do this with pay-per-click (PPC) advertising or use Search Engine Optimization (SEO) to get your site ranked. You may find you’ll need to change up your copy a bit after you start getting visitors. If the visitors are not converting to leads as well as you would expect then rewrite your content or rearrange how the copy is displayed. I’ve discovered that you can increase your conversion rates with a squeeze page.
Pay Per Click and Search Engine Optimization strategies will be effective in driving traffic to your site once you have a profession and effective website solution.
